In Minnesota, you get a tax certificate from your county treasurer before a mobile home moves. It must show no current-year or delinquent taxes owed, and the mover gets a copy. MnDOT then issues the oversize permit. A single-wide typically costs $3,500 to $6,500 to move and a double-wide $7,500 to $13,500, for a move of about an hour.
The Minnesota tax certificate
Minnesota counties ask owners for a signed tax certificate before a mobile home moves. Clay County says, for example:
- The certificate is signed by the County Treasurer
- It confirms no current-year or delinquent taxes are owed
- If the current-year taxes are not certified yet, prepay them
- There is no charge for the certificate
- Give a copy to the moving company
- Moving without the proper documents can bring a fine
Rules for an oversize permit also tie to taxes: Minnesota Statutes 169.86 requires a statement from the county auditor and treasurer, dated within 30 days of the move, that all taxes are paid. See the Clay County page and Minnesota Statutes 169.86. Counties differ, so ask yours.

MnDOT rules for mobile homes
MnDOT's Office of Freight and Commercial Vehicle Operations issues oversize permits. These are the points that matter most.
| Rule | What MnDOT says |
|---|---|
| Maximum size | 16 feet wide and 110 feet long, including hitch and eaves |
| Permit types | $15 single-trip permit; $120 annual manufactured home permit, mainly for dealers and manufacturers moving new units |
| Local roads | MnDOT permits are not valid off the state trunk highway system; local authority approval is needed |
| Escorts | A peace officer leads when the load crosses the centerline; two civilian escorts on undivided roads for loads over 15 feet wide |
| Holidays | No oversize travel from 2 p.m. the day before a holiday to 2 a.m. the day after for loads over 9 feet wide |
| Weather | No moves on unsafe roads or when visibility is under 500 feet; spring road limits can cut the width to 14 feet 6 inches |
Fees and rules change. Confirm them with MnDOT before you move.
Moving through a Minnesota spring and winter
Minnesota's spring thaw posts weight and width limits on roads, and winter storms close highways. These shape when and how a home moves.
- Spring road postings can lower the allowed width
- Winter weather and low visibility stop moves
- Local roads need local approval
- Hookups, skirting and tie-down are priced separately
