In Virginia, you need a treasurer's tax permit before a mobile home leaves a county or city. Virginia Code 58.1-3520 requires the local taxes to be paid first, and the permit goes on the rear of the home during the move. A single-wide typically costs $3,500 to $6,500 to move and a double-wide $7,500 to $13,500, for a move of about an hour.
Have these ready
- Proof local property taxes are paid
- Title or ownership record
- Make, model and serial number
- Water and sewer, or well and septic, permits for the new lot
- Your preferred moving dates
The Virginia treasurer's tax permit
Virginia Code section 58.1-3520 sets these rules for a manufactured home used as a residence:
- Before moving the home out of a county or city, the owner gets a tax permit from the county or city treasurer
- The treasurer cannot issue it until all local property taxes assessed on the home are paid
- The permit expires in 45 days
- It is displayed on the left center of the rear of the home during transport
- A person who moves a home into a locality for use notifies the commissioner of revenue within ten days
- A home meant as a full-time residence cannot be placed on a lot until water and sewer, or well and septic, permits are secured
- A violation is a Class 3 misdemeanor
Dealers and secured parties may use dealer plates instead. Read the law at Virginia Code 58.1-3520.

Mountains, tidewater and tunnels
Virginia runs from Appalachian ridges in the southwest to tidewater crossings in the east. Bridges and tunnels are the main limits on a wide load, so we plan around them.
- Five named bridges need a front escort over 12 feet wide
- Tunnels need extra escorts for tall loads
- Fog, rain, wind and ice stop moves
- Hookups, skirting and tie-down are priced separately

What a mobile home move costs in Virginia
A single-wide typically costs $3,500 to $6,500 to move, and a double-wide $7,500 to $13,500, for a move of about an hour. Most single-wides move within 24 hours, and double-wides within 24 to 48 hours.
- Size. Homes over 10 feet wide need a front escort on two- and three-lane roads.
- Timing. Rush-hour limits in towns and no Sunday travel narrow the dates.
- Permits. The permit and mileage fee are small next to the move.
- Site work. Clearing a lot, tie-down and hookups are priced separately.
